These terms cover the use of this website. They are not the agreement for your construction project. That is a separate document, signed by both of us, and it is the one that governs the work.

The short version

Nothing on this website is a bid, an estimate, or a promise of price. Every project we take on is quoted in writing after we have seen the property, and the signed agreement is what binds us.

I Who we are

Avonteer Inc. is a residential construction practice based in Manchester, Vermont. Where these terms say we, us, or our, they mean Avonteer Inc.. Where they say you, they mean anyone using this website.

By using this website you accept these terms. If you do not accept them, please do not use the site.

II What this website is

This website exists to show our work and to let you start a conversation with us. It describes the kinds of projects we take on, the way we work, and homes we have completed.

It is not an offer to enter a contract, and submitting the consultation form does not create one. It also does not create a client relationship or oblige either of us to proceed. We will read what you send, and we will reply, usually within two business days.

III Pricing and agreements

We quote projects at a fixed price and put the schedule in writing. That price comes after we have walked the property, understood the scope, and priced the work properly.

  • No figure on this website, in an email, or in conversation is a binding quote.
  • A quote is binding only when it is issued in writing as a formal proposal.
  • Once signed, the construction agreement, together with its scope, drawings, allowances, and change orders, is the complete agreement for the work. If anything in these website terms conflicts with it, the signed agreement governs.

IV Project photography and renderings

The photographs on this site show work we have completed. They are there to illustrate our approach and the level of finish we work to, not to promise an identical result. Every house, site, and budget is different.

Where a project is still under construction, we say so, and we show the architectural rendering rather than a photograph. A rendering shows the house as designed. The finished building will differ in the ordinary ways that construction differs from drawings.

Timelines, square footages, and other figures are drawn from the projects as built and are given as description, not as a guarantee of what your project will involve.

V Where we work

We take on work in Southern Vermont and Westchester County, New York. We are happy to discuss projects beyond that, and we will be candid with you about whether we are the right builder for it.

We carry the licenses and insurance required in the jurisdictions where we build, and we will provide those details on request.

VI What belongs to us

The contents of this website, including its text, photographs, renderings, drawings, layout, and the Avonteer name and monogram, belong to us or are used with permission. You may read the site, share links to it, and print a page for your own reference.

Please do not copy our photographs or written descriptions for commercial use, present our completed work as your own, or use our name or monogram without asking. If you would like to feature a project, write to us and we will usually say yes.

VII Using the site properly

Please do not attempt to interfere with the site, gain access to parts of it that are not public, submit anything false or misleading through the form, or use it to send unsolicited commercial messages.

VIII Links to other places

We sometimes link to suppliers, manufacturers, or other businesses. We do not control those sites and are not responsible for their content or their practices.

IX The site itself

We keep this website accurate and current, but we provide it as it is. We do not promise that it will always be available, or that every detail will be free of error. Prices, availability, and project details change.

To the extent the law allows, we are not liable for losses arising from your use of this website or from reliance on information published here. This does not limit any obligation we owe you under a signed construction agreement, and it does not limit liability that cannot be limited by law.

X Governing law

These terms are governed by the laws of the State of Vermont. Any dispute about this website will be heard in the courts of Vermont. A dispute about a construction project is handled as the signed agreement for that project provides.

XI Changes

We may revise these terms as the practice changes. The current version always sits on this page with its effective date at the top.
